Foreigners who do not reside in Japan but own real estate in Japan are required to designate a tax proxy and notify the tax office.

Real Estate Acquisition Tax

Regarding Real Estate Acquisition Tax 不動産取得税 Real estate acquisition tax: Within 3-6 months after the date of the completion of registration, the tax notice will be sent from Hokkaido Government Shiribeshi General Sub Prefectural Bureau, and the owner shall make the payment according to the instructions in the notice.

Fixed Asset Tax

Regarding Fixed Asset Tax 固定資産税 The fixed asset tax is levied on an owner (a registered holder of land and buildings) as of January 1 every year. A tax notice for the fixed asset tax will be sent from Kutchan Town Office to the owner around May every year. The tax shall be paid as prescribed in the tax notice. The tax amount is calculated by multiplying the fixed asset standard taxable value, which is assessed by Kutchan Town Office, by the tax rate 1.4%

Procedure

  1. Apply the Tax Proxy to Town office and National Tax Office.
  2. The Tax Proxy scans the documents received by proxy and transfers them by email.
  3. The Owner transfers the amount of the tax to the Tax Proxy.
  4. The Tax Proxy pays the taxe on behalf of the Owner.
  5. The Tax Proxy sends the receipt to the Owner.

You cannot use our Tax Proxy Service only if:

  • you have registered as a resident in Japan.
  • you have income other than the income you generate from the property.
